Great news for home buyers: mortgage rates have just hit their lowest level of the year! According to Freddie Mac’s latest data, the average rate on a 30-year fixed mortgage has dropped to 6.58%, down from 6.63% last week — and the lowest since October 2024.
While this dip may not seem dramatic at first glance, it could signal a turning point for buyers who’ve been sitting on the sidelines. As Freddie Mac's chief economist, Sam Khater put it, "Purchase application activity is improving as borrowers take advantage of the decline in mortgage rates."
However, even with this rate relief, the housing market remains complex. Affordability challenges persist, with high home prices, rising property taxes, and elevated insurance premiums continuing to pressure buyers, sellers, and renters alike.
