Maui’s real estate market showed a noticeable shift this April, with buyers becoming more selective and overall activity slowing across several regions. Single-family home sales declined 30% year over year, with 49 total sales and a median sales price of $1,290,000. Meanwhile, the condominium market experienced modest growth in activity, recording 70 sales with a median price of $651,250.

Regionally, South Maui continued to lead market activity, while luxury sales remained active with high-end transactions reaching a median price above $2.2 million. Although buyer demand is still present, rising mortgage rates, tourism fluctuations, and broader economic uncertainty are creating a more balanced and price-sensitive market environment.

As we move into the summer months, both buyers and sellers are closely watching market conditions and new opportunities across Maui’s diverse communities. Whether you are considering buying, selling, or simply staying informed, understanding these evolving trends is essential for making confident real estate decisions.
