As we reach the halfway point of 2025, Maui's real estate market continues to evolve with a blend of opportunities and challenges. In June, the single-family home sector showed promising signs—especially in Upcountry Maui, which saw a 50% jump in sales and a 5% rise in median prices. With inventory slightly outpacing sales and days on market hovering just above 100, conditions remain favorable for buyers—at least for now.
Meanwhile, Maui’s condo market is still feeling the effects of rising carrying costs and ongoing regulatory discussions. However, there are encouraging signals in high-end areas like Wailea and West Maui, where both sales and prices are trending up.
In the luxury segment, transactions over $10M helped push the total luxury volume to over $78 million in June alone, reflecting strong interest at the top end of the market.
