November 2025 Maui Market Report
Aloha!
November brought a noticeable shift in Maui’s real estate rhythm as the island moved into its traditional late-fall slowdown. Even with fewer sales compared to October, the market continued to show strength in pricing and steady interest from well-qualified buyers who are focused on long-term value and lifestyle. While mainland markets are seeing early momentum from recent mortgage rate cuts, Maui is experiencing a more thoughtful pace as buyers navigate affordability and seek out the right fit rather than rushing into decisions.
Single-family homes held firm at a median price of $1,150,000, a clear sign that desirable neighborhoods are still drawing strong demand. Condominiums finished the month with a median of $625,750, influenced by the ongoing uncertainty surrounding Minatoya List properties. Even so, many buyers remain engaged and ready, especially when a well-priced listing comes to market.
Overall, the island continues to show resilience. Buyers are acting with intention, sellers are adjusting to today’s market realities, and interest in Maui’s lifestyle remains one of the most powerful motivators for those looking to call the island home.
