February Market Report

 

February was a quiet month for Maui real estate, with total sales dropping to levels last seen in May 2020 at the onset of the Covid-19 pandemic. The market saw 25 fewer listings than the previous month. Despite the slowdown, the pace of sales remains steady at around 100 days, while median prices continue to hold at recent levels. 

Single-Family Home Transactions
With reduced sales activity, market statistics are experiencing greater fluctuations. In February, the median sales price jumped to $1.395 million, approaching the record high. Despite this increase, 60% of properties sold for less than their original list price. Among these properties, the average sale price was 11% below list price, or approximately $270,000. Serious buyers are still active, with one in four properties selling above list price in most market areas.

Condominium Transactions
Maui’s luxury condo market was alive in February, with half of all condos selling for over $1 million. Leading the way were the Kaanapali Alii, Kai Malu, Mahana and Whaler I complexes. A deeper dive into the market reveals that the median price for short term vacation rental (STVR) eligible condos was around $950K. The average days on market were 137 for STVR properties and 99 for non-STVR units.
