August Median Sales Price Stats

The median home sales price continues to rise through August.  The median single family home sales price for Maui county last month was $669K, 22% higher than August of last year.  Condo median sales prices followed the same trend at $420K also 22% higher than August 2015.  6 out of the 8 months this year the median single family home price was over $600K and the 2 months it fell short in February and July were very close at $595K and $599K respectively.

Single family home inventory only grew slightly last month by .6% over its monthly average throughout the year.  Condo inventory dropped 2.4% from its monthly average down to 954.  Meanwhile foreclosure and short sales continue to fall.

The volume of condos sold increased 10% year to date to 881 this year.  There was no change in the volume of single family homes sold year to date.  32% of 2016 single family home sales have been in central Maui where homes sell for a median price of $553,750.  Kihei has the majority volume of the condo market at 34% where condo are selling for a median price of $330K.
