Real Estate is an excellent way to invest your money but as always with investing there are certain legal precautions that should be taken to protect your investments. Consulting an attorney and taking these precautions will reduce lawsuit risk and minimize tax liabilities.
Proper insurance is key to adequate real estate liability protection. Property and Casualty Insurance can be inexpensive with high coverage limits greatly reducing personal liability. A captive insurance company allows businesses to create a reserve fund to cover any future losses while at the same time insuring the operating business.
Creating Separate LLC's (Limited Liability Companies) protects a lawsuit arising from one property to affect the equity of another property. Investors with many LLC's may use a management company to manage various LLC's which can provide them with further tax and retirement benefits.
