Second Home Ownership
So you would like to own a second home on Maui, but find that either the entry cost or
the cost to maintain your second home makes it financially untenable. This certainly
should not come as a surprise to anyone who has been looking for a second home on
Maui.
The most popular destinations for second homes on Maui are in Wailea, Kaanapali, and
Kapalua. Here are the median prices of homes in each area:
Wailea = $4.8M
Kaanapali = $5.2M
Kapalua = $6.5M
Assuming your principal residence is owned free and clear, your net worth should
conservatively be 5 times the value of your second home. If you are not fortunate
enough to have a net worth in excess of $20M, there are some excellent options open
to you.
Why pay all the property taxes, upkeep, utilities, etc. on a home that you may not use
more than several months a year?
