Market Update
The median price of single family homes in Maui dropped 10.1% to $680,000 last month compared to March 2017 when the median sales price was at a record high of $756,000. The first time since June 2014 that the median single family home price fell by double digits.
The lowest median sales price in the last 12 month was $650,000 in September 2017. Inventory was down 19.8% last month to 487 homes for sale. The 12 month average of available homes for purchase is 555. Sellers were getting 97.7% of their list prices last month.
In the first quarter of 2018, closed sales increased 21.4% with 284 homes exchanging hands. The most homes sold were in Wailuku, with 62 sales followed by Kahului with 47 sales.
Maui Meadows saw the second largest decline in homes prices, where home prices fell by 35% to $937,500.
