May Market Report
Data from the Real Estate Association of Maui for May depict a cooling market marked by fewer sales transactions- especially for South and West Maui; however, median prices are still above last years’ averages in North, Central and East Maui, and more than 60% of all residential and condo sales are closing at or above list prices. Check out the complete report here.
On the ground we’re seeing some sellers are reducing their prices, opening doors for buyers who are well positioned with cash or able to finance. Many vacation condo sellers, given the minimal inventory, are holding their prices while many buyers are waiting to see where interest rates go.
What does this mean? Well, simply put, the game board is shifting. How much, is anyone’s guess, but opportunities remain just depending upon what pieces you hold in your hand.
