Market Update
As inventories have continued to drop over the last several months, prices are firming up, and it is becoming more difficult to negotiate substantial discounts from either Bank sellers or Developers.
One example is at Hokulani Golf Villas, where previously the Developer had been offering a $200K discount for the first 5 homes that sold. That special is now over, and several homes have just gone in to Escrow at somewhat higher prices. There are still a few specials at terrific prices, so we encourage you to check out their website and contact us for more information about these homes which don't appear on their list.
We are listing a 2 bedroom condo at Royal Mauian later today for $310K. That's right. An oceanfront 2 bedroom fee simple condo in South Kihei at a price below what the last one sold in the 1 stack in 2002. It is not a short sale or foreclosure...simply a very motivated seller who has priced this condo below market value for a quick sale. Better hurry if you are interested in this one, as we suspect that we will have multiple offers within a few days.
