July Market Report 2024
 
The Maui real estate market continued to be sluggish in July as total sales and median prices dropped while days on market and properties listed for sale increased. This combination continues to favor buyers; however, properties that are priced appropriately and present well continue to sell quickly and for above list price. 

SINGLE-FAMILY HOME TRANSACTIONS
Year over year, the  median sales price for single-family home is up 4%, with Upcountry leading the way with double-digit gains in appreciation. Even though inventory has ticked up, buyers continue to demonstrate restraint, especially in the higher ends of the martket. 

CONDOMINIUM TRANSACTIONS
In July, the Maui Planning Commission voted 5-0 to phase out nearly 7,000 short-term rentals on the Minatoya List. The bill now heads to the Maui County Council for vote. If passed, the earliest the law will take effect is July 1, 2025.Until a final decision is made, there will be continued volatilily in Maui's condo market, especially for complexes that would be impacted by the new law.

 More news on Proposed Short Term Rental ban on Minatoya condos. Bottom line, it is not at all popular with the overwhelming majority of people in Hawaii.

 

The first anniversary of the Lahaina and Kula wildfires is a poignant moment for reflection and remembrance. These fires, which occurred in August 2023, left a deep impact on the communities in Maui, Hawaii. The Lahaina fire was particularly devastating, destroying much of the historic town and leading to significant loss of life and property. The Kula fire also caused extensive damage, affecting both homes and farmland.

On this anniversary, it's a time to honor those who were affected by the fires, remember those who lost their lives, and acknowledge the strength and resilience of the survivors. It's also an opportunity to reflect on the recovery and rebuilding efforts that have been underway over the past year, and to continue supporting the community as they move forward.
