Are You Planning on Doing a 1031 Exchange?
As the year is quickly drawing to an end and real estate prices are in most cases at record highs, you may be thinking of selling.
If the property you intend to sell has been used as an investment property, then you may wish to consider a 1031 Exchange to defer any capital gains tax that you might otherwise owe.
Most everyone is familiar with the rules for identifying a replacement property within 45 days and closing within 180 days, but there are some subtle nuances when it comes to doing an Exchange that saddles two different tax years.
You may also think that you need to replace all of your debt. Not true.
