Market Update
Zillow estimates, called Zestimates are not always accurate. The company acknowledges that the national median error rate of their online pricing tool is 7.9%. This number is higher in markets where data is less accessible.
The online tool gives buyers and sellers a nice starting point but be aware that there are many unknown factors and Zestimates are more of a guide than rule. The algorithm uses comparable sales in the neighborhood and provides a ballpark figure that is typically off by $10K or more.
Redfin now has their own online pricing tool as well, called a Redfin estimate. Zillow and Redfin both emphasize that what they provide are just estimates and your real estate agent will have a more accurate price considering upgrades and individual details that are unknown to the websites.
