Market Update
As we enter the second half of the year it is time for a Summer real estate market check-in. While rising home prices begin to slow down and mortgage rates remain low, there are no current signs of imbalance forcing buyers to hurry-up or pull-back their home searches. The market is allowing time for buyers to pursue their home search in a thoughtful and deliberate manner.
- Millennials will drive the market. This millennial generation has hit their prime home-buying years and more than half of mortgages originated by Fannie Mae and Freddie Mac last year were for first-time home buyers.
- Inventory will improve, slightly. There has been an increase in supply compared to last year but levels are still quite low. Inventory is particularly lacking at lower price points.
- Home prices are headed up. While price appreciation has slowed down, experts predict they are not done rising yet. A 5.6% uptick is anticipated by the Home Price Index Forecast.
- Mortgage Rates will remain low. Fannie Mae, Freddie Mac and the Mortgage Bankers Association all predict the 30-year, fixed rate mortgage rate will finish out the year between 3.9% - 4.1%, lower than last year's average.
- Buyers can take their time. Nationally, data shows that only 15% of offers in April were involved in a bidding war. A drastic decrease from 60% for the same month the previous year.
- No extreme changes are predicted. Signs are not overwhelmingly pro-buyer or pro-seller. Of course, conditions vary by market location.
It is important to note that these 6 expert predictions are summarized from Forbes, a national publication and not specific to Maui or Hawaii markets.
