Maui's Uptick Pending Sales

The Maui real estate market has seen a number of changes in recent months, including: 
 
  • Price increases
    The median price of a single-family home in Maui has increased by 18% from 2022 to 2024, and the median price of a condo has increased by 4.4%. 
     
  • Sales activity
    Home sales in Maui increased by 5% in August 2024, while condo sales decreased by 35%. 
     
  • Days on market
    The number of days a home is on the market decreased by 3% for homes and increased by 31% for condos in August 2024. 
     
  • New listings
    New listings for single-family homes decreased by 4.3% compared to the previous year, while new listings for condos increased by 101.9%. 
     
  • Stronger markets in some areas
    The number of homes that went under contract in Makawao increased by almost 42% in 2024 compared to the same period in 2023.
