Market Update
Recent changes to Maui law will now allow more accessory dwellings on properties where zoning allows. Two accessory dwellings will now be permitted on any lot that is 7,500 sq ft or greater and any lot 7,500 sq ft or less will be permitted one accessory dwelling.
The permissible size of an accessory dwelling increases along with the lot size. The below table shows allowable square footage for an accessory dwelling in relation to the lot size.
The above allowable square footage is per accessory dwelling not a combined total. It is also stated that no accessory dwellings shall be used as short-term vacation rentals or transient vacation use as the intent of this bill is to increase the inventory of available long-term rentals.
