Market Update
We are facing a rental affordability crisis nationally and locally. Almost half of all renters are considered "cost burdened" meaning they struggle to keep up with bills due to high rents. On average renters spend an alarming 30% of their income on rent.
Low rental inventory and a lack of new rental construction continue to push rents up and up. Often cases it can be cheaper to own than to rent.
In Maui, an average cost to rent a modest 3 bedroom, 2 bath home with 1,700 sq.ft living area is $2,550 per month. Alternatively you could purchase a similar home, 2662 Kalialani Circle in Pukalani listed at $454,900. With $20,000 down your payment would be approximately $2,700 per month including taxes and insurance based on today's rates. So it would cost you only slightly more to own and mortgage interest is tax deductible for almost all homeowners on their principal residence. Please consult your tax professional to confirm.
