Market Update
Loftium is a new Seattle based company helping prospective home buyers with up to $50,000 as a down payment in exchange for being an AirBnB host for 1-3 years. Homeowners will have to rent out a room in their new home and share the rental income with Loftium as re-payment for the down payment.
Many renters, would be home buyers, struggle to save enough for a down payment as they are stuck paying high rents and often also paying off student loans.
The entrepreneurs at Loftium developed an algorithm which predicts how much income a room can generate and then determines the size of the down payment that can be granted. The borrowers then must list the extra room on AirBnB year-round with 8 free days and pay Loftium approximately 2/3 of the generated income.
Currently the only bank working with Loftium is Umpqua Bank but they hope to expand to more lenders and be in more cities in the near future. Fannie Mae is interested in working with them but is waiting to see if there is high enough demand for this new type of service.
