Market Update
Demand is soaring. According to Realtor.com, homes sold faster in February 2013 than in any February since 2007.
8 of the top 10 fastest selling metro areas are in California with Denver and Seattle rounding out the list.
We are experiencing a similar pattern here on Maui but only for the lower end of our residential market. Properties over a million are selling fairly well, but not nearly at the same brisk pace as homes under $500K.
To site one example: In December 2011, we listed 805 Kuulei Place in Haiku for $265K. It didn’t sell for many months, so we reduced the price to $239.8K. Finally, we did place it in Escrow but when the Buyer cancelled, the Seller took it off the market.
This last week, we listed it again for $375K, and we’ve been besieged with calls for showings, and even one Realtor® may be submitting an offer prior to viewing. What a difference a year makes!
