Market Update
January 2018 housing statistics are in and they show continued low inventory and rising home prices. The median Maui home price last month was $710K, a 7.1% increase over the same time last year. Wailuku showed a particularly large increase in median home prices to $610K, 19.7% higher than the same time last year.
Inventory showed a 12.9% decline from January 2017 to 525 single family homes listed. There were 656 condos listed last month, a 24% decrease. The number of new single family home listings last month dropped 16.6% to 131 new listings compared to January of last year. New condo listings increased 12.2% with 193 new condo listings being listed last month.
The amount of closed home sales increased 30%, with 86 homes closing in January. Closed condo sales were also up 27% with 120 condos closed. 96.9% of closed homes received their list price and 97.2% of condos received list price.
