Market Update
I think it is important that we maintain an unbiased opinion and clearly state the conditions that affect our real estate market, both positively and negatively. As of right now, the Maui real estate market is still quite strong in the low to middle end, up to $1.5M or so.
As we tend to lag West Coast Markets by 6 to 12 months, we should look there to see what is happening. No doubt that the West Coast market is slowing and that it has turned to a Buyer's market in many areas, but I don't see evidence yet for alarm. Prices are still holding up pretty well; although off of their highs.
Also, another indicator that would be somewhat more current would be the state of the Oahu real estate market. From everything I read, the Oahu real estate market is flattening out, but by no means going down. More inventory and somewhat longer time to sell but prices are holding up well.
Similar to the stock market, it is difficult to time the market, i.e. buy at low and sell at the peak. One thing that is fairly certain, we will have ups and downs, but the long term outlook for Maui and the Hawaii market in general is quite positive. With difficulties in building, and continued popularity of the Islands for second or vacation homes, prices in the long run should continue climbing with some dips along the way.
