Based on months of supply, the single-family home market has officially tipped into a buyer’s market, with 6.2 months of inventory available. With mortgage interest rates still hovering around 7%, buyers are exercising restraint and leveraging their negotiating power, particularly on properties with longer days on the market. 

CONDOMINIUM TRANSACTIONS​
Supply for Maui condos rose to its highest level since September 2022, with 804 active listings in January. However, the market in 2022 was very different—days on the market averaged 63 days compared to 123 days now, interest rates were at 5.5%, and monthly HOA fees were lower, partly due to lower insurance premiums.
