Market Update
Inventory Shortages are keeping home sales low. As the economy rebounds pent up demand is growing but the availability of reasonably priced homes is not. The large generational cohort of millennials is ready to build their own households but the inventory shortage is keeping prices high.
Buidlers have been focusing on building multi-family dwellings since the demand in that segment has been rising ovet the past couple years due to the large renter market. However, we are in a transitional phase where we expect more single fmaily starts very soon.
Small contract builders are ready ot build but are having difficulty getting the financing they need. Lenders expect them to have buyers ready before building. Economists expect to see a rise in housing statrs from 1.1 million to 1.4 million in the next year.
