With all the uncertainty surrounding us in the current economic climate, it may be difficult to visualize yourself purchasing a new home or investment property. That being said, the historically low interest rates tell us that now may actually be the perfect time to purchase a new home or condo. 

At this same time in 2019, the median price for a single family home hovered right around $750,000 while the median price for a condo was $518,000. For a 30 year fixed loan the average interest rate would have been 4.25%.

As of right now, the median price for a single family home is $777,595 and the median price for a condo is $502,530. Current rates in Maui, Hawaii are 3.16% for a 30 year fixed loan, 2.58% for 15 year fixed loan and 2.83% for a 5/1 ARM.

It’s unclear at this point how long interest rates will remain this low, or what type of long term impact the COVID-19 pandemic will have on interest rates, inventory and the local economy. The trend of new inventory shrinking, while buyer demand increases because of low interest rates on mortgages continues across much of the country. This means that in the current market, multiple buyers may be competing for the same properties. Low inventory is nothing new for Maui, but it has certainly been amplified by the current economic climate.

New listings for single family homes decreased 9.4% in July, while condo listings actually increased significantly by 16.2%. Pending sales, however, decreased across the board in July, with a 5.5% decrease reported for single family homes and a 29.4% decrease for condos. Due to either sellers deciding to hold on to their property, or pulling their property off the market, inventory slid again last month by 14.7% for single family homes. Condos, on the other hand, added 27.4% to the overall inventory.


Prices have actually remained stable throughout the pandemic so far, with the median price for single family homes decreasing slightly in July to $777,595 and increasing to $502,530 for condos.

The market for vacation rental condos will likely continue to suffer until the 14-day mandatory quarantine is lifted and tourism is allowed to return to some sense of normalcy. We of course, remain optimistic and continue to work hard for our clients.

Market Update

Median Price and Inventory Increases for Condos

A significant jump in both new listings of condos and the median price occurred in August. When compared with August of 2019, there is a 97% increase in the number of new listings. All the new inventory has driven the median price for condos up 18.9% to $591,000. As it stands right now there are 757 active condo listings on Maui.

2 New Affordable Housing Projects Approved

The Maui County Council has approved 2 affordable housing projects that will be constructed in Kihei. The first project is called the Liloa Hale Senior Rental Housing Project and will be comprised of a three-story apartment building containing 117 units. The second project is a 3 acre affordable housing complex called Hale Kaiola which will contain 40 units built in a duplex style. The Maui County Council unanimously approved both projects because the demand for affordable housing on Maui is incredibly high.

During the month of September, Hawaii residents are encouraged to acknowledge the potential for natural disasters and other threats as well as develop a plan to protect themselves and their families as part of National Preparedness Month. Poi By The Pound

It’s sad to say goodbye to any beloved local restaurant, and since the COVID-19 pandemic began in March we have had to say goodbye to several that had been open for years and served the Maui community diligently with delicious food. Poi By The Pound is known for their mouthwatering local cuisine and have a loyal following in the Maui community, but even so they have seen their business decrease month over month to the point where they will have to close their doors indefinitely. Originally they had planned to close this coming Friday, but thanks to the requests of their customers and even their landlord they have decided to stay open for an additional 2 weeks. Be sure to visit their Kahului location for some fantastic food over the next 2 weeks and show them some support!
