Market Update
We are often asked why we are so bullish on the future of Maui real estate. Here are the main reasons.
- Maui is still considered the favorite Pacific island destination for tourists from around the world. Read more.
- Currency changes make Maui more affordable than ever. We are seeing a lot of interest from Canadian buyers at this time.
- Prices on Maui are down 30% or more from peak levels in 2006. Evidence suggests that a rebound is close at hand. This is born out by statistics from Oahu and the mainland where prices have already started appreciating.
- Interest rates are at historically low levels.
- There are very few new projects breaking ground in the next 12 months. With increasing sales, the inventory is shrinking and will eventually reach a level where demand exceeds supply. Act now while there are still good choices and sellers are motivated.
We are not so naive as to realise that there may be other factors involved which could delay or puy the kibosh on any meaningful real estate recovery; however, from past experience we feel that optimism is highest at peaks in the market, and pessimism is greatest at market bottoms.
We feel the more pessimism that exists is actually good news in that it is signalling a market bottom. Will there be bumps along the road? Absolutely, but for those looking at maximizing their quality of life, Maui should be at the top of your list.
Have a wonderful week!
Mahalo Nui Loa,
The Smith Team
P.S. We believe that for every adversity there is the seed of an equivalent benefit. Although it may not be readily apparent, it will be interesting to see what benefits will result from the Gulf oil spill.
