A 1031 Exchange is a transaction in which one property is relinquished and replaced by another of a "like-kind." This type of transaction is used by investors to defer capital gain taxes. The entire equity is used to purchase the replacement property.
To best utilize this tax deferring strategy the replacement property should be of equal or greater value. All equity should be reinvested in the replacement property. Equal or greater debt should be gained on the replacement property.
1031 Exchanges are a great tool for investors to save on tax dollars. You should always consult your tax or legal advisors before entering into an exchange.
