Market Update
Realtors Association of Maui recently published the new market statistics for August 2018. According to the National Association of Home Builders, rising home prices, higher interest rates, and increased building material costs have pressured housing affordability to a ten year low.
Wailuku had the highest number of single family home sales with 26 units in the month of August and Kihei came in 2nd with 20 units sold. Kihei had the highest number of condo units sold last month with 51 and Napili/Kahana/Honokowai had 32.
Overall, both the change in number of closed sales and median sales price for all properties have increased by 14.9 % and 13.4 %. The number of homes for sale for all properties has decreased by 15.9 %. Prices are still reaching upward due to our low inventory.
