The trend of new inventory shrinking, while buyer demand increases because of low interest rates on mortgages continues across much of the country. This means that in the current market, multiple buyers may be competing for the same properties. Low inventory is nothing new for Maui, but it has certainly been amplified by the current economic climate.

New listings for single family homes decreased 9.4% in July, while condo listings actually increased significantly by 16.2%. Pending sales, however, decreased across the board in July, with a 5.5% decrease reported for single family homes and a 29.4% decrease for condos. Due to either sellers deciding to hold on to their property, or pulling their property off the market, inventory slid again last month by 14.7% for single family homes. Condos, on the other hand, added 27.4% to the overall inventory.


Prices have actually remained stable throughout the pandemic so far, with the median price for single family homes decreasing slightly in July to $777,595 and increasing to $502,530 for condos.

The market for vacation rental condos will likely continue to suffer until the 14-day mandatory quarantine is lifted and tourism is allowed to return to some sense of normalcy. We of course, remain optimistic and continue to work hard for our clients.
