Market Update
Equity-rich properties rose by 1.3 million last year. At the end of 2016, 25% of the housing stock with a mortgage, approximately 13.9 million properties were considered equity-rich. Equity-rich is when the loan on the property is half or less of the properties estimated market value.
The largest share of equity-rich properties have been owned for over 20 years. There has also been a decrease in homes that are considered seriously underwater, meaning the loan amount is at least 25% higher than the estimated market value.
Maui Stats:
January 2017 statistics show Maui condo prices jumping 36% compared to January 2016. 96 Maui condos sold last month for a median price of $537.5K. In comparison, prices of single family homes rose 4% year to date to a median price last month of $655K. The number of single family homes sold fell 10.9% to 65 homes sold last month.
