Market Update
The first quarter of real estate on Maui has been a mixed bag with year to date sales for residential units increasing by 3% and condo unit sales decreasing by 3%. The average sold price for residential units was $733,748 (8% increase), and the average sold price for condo units was $442,255 (10% decrease).

According to Terry Tolman, Realtors Association of Maui Chief Staff Executive, inventories have declined 14-22% over the past 12 months in Residential and Condo classes. With the declining inventory, we are seeing well priced properties getting multiple offers.
In fact, on 8 out of 10 of the properties that our Buyers tried to get, they were competing with multiple offers. In a multiple offer situation, we recommend that our clients submit their highest and best offer. If it does not work out, then, at least, they know they have done their best.
We look forward to seeing how the 2nd quarter does. It is still such a great buyer's market.
