September Market Insights More Openings For Maui Homebuyers
Aloha!
Maui’s real estate market in September 2025 reflected the usual seasonal cooling, with single-family home sales easing slightly from the previous month. While condo sales reached a new record low of just 45 units, the median price held steady at $650,000 — the lowest level since 2021. On the other hand, single-family homes showed resilience, with sales up 8% year-over-year and a median price of $1,292,500.
Buyers are finding more opportunities compared to last year’s peak, particularly in areas like Kahului and Kula, which saw notable gains in activity. Although the market remains cautious, competitively priced homes continue to attract strong interest, and sellers aligned with current trends are achieving solid results.
With the Federal Reserve’s recent rate cuts, the remainder of the year could bring renewed energy to the market as borrowing conditions improve and more buyers re-engage.
