Market Update
According to Realtor.com, the nationwide inventory of residential homes for sale has dropped by 21 percent in March compared to a year ago.
Furthermore, the nationwide median list price in March increased more than 5% last month compared to to this time last year.
The drop in inventory is clearly evident in our low end condo sector in the Kihei area. Condominium complexes like Kihei Villages, Southpointe at Waiakoa, and Keonekai Villages were favorites among first time home buyers and investors looking to purchase a 2 bedroom residential condo in the Kihei area. Especially since you could own your unit and pay a monthly mortgage payment including your maintenance fees and property taxes for the same amount as renting it out.
As of this moment, there is only 1 active listing at Kihei Villages. There are no available condo units at Southpointe at Waiakoa and Keonekai Villages. For pending sales, there are 12 units at Keonekai Villages, 13 units at Kihei Villages, and 15 units at Southpointe at Waiakoa. In the past 6 months, there have been 6 sales at Keonekai Villages, 12 sales at Southpointe at Waiakoa, and a staggering 20 sales at Kihei Villages. This sector of the real estate market on Maui is hot and we are now seeing multiple offer situations whenever a unit comes on to market. Times are changing.
