A Shortage of Luxury Residential Housing
While demand for affordable housing is felt strongly throughout our island communities, a housing shortage exists across multiple sectors, including moderate and high-end luxury housing.
A 2019 housing planning study commissioned by Hawaii Housing Finance and Development Corporation, determined that Maui County needed about 10,000 units across all income levels-including 3,000 units for upper-income households, according to a MauiNow article.
In Maui, Pacific Rim Land and Inc., has a development plan that targets the housing gap at the upper-end of the spectrum and hopes to alleviate some of the pressure felt on housing geared to lower area median income levels.
Pacific Rim Land and Inc., are the managing partners behind the Wailuku-based H-2 Residential project which hopes to develop a 28-acre hotel-zoned parcel in Makena into 53 luxury residential lots, along with public beach parking for Maluaka Beach, rock walls and related infrastructure.
After listening to testimony for, and against the proposal, the Maui Planning Commission recently voted 6-1 to approve the H-2’s final environmental assessment. A special area management use permit is still needed for the project to move forward. While the H2R project addresses only a portion of our housing crisis on Maui, it may have an important role to play nonetheless. Learn more at MauiNow.
