  Central Maui Housing: Hoʻonani Village Reaches Council Review

A major development is on the horizon for Central Maui's housing supply. The Maui County Council is set to review the Hoʻonani Village Mixed Use Development, marking one of the largest affordable housing proposals brought forward in the region over the last decade.

In this week's update, we explore the scale of this project and the legislative steps underway to move it forward:

  • Substantial Housing Pipeline: Spanning over 160 acres of vacant land near the old Puʻunēnē sugar mill off Hansen Road, the master-planned development is slated to deliver 1,608 multifamily housing units, with approximately 800 of those homes designated as affordable.

  • Mixed-Use Framework: Beyond residential neighborhoods, the design incorporates space for commercial, recreational, and light-industrial uses to create a balanced, walkable community space.

  • Historic Legislative Review: To advance the project, the council is considering key land-use entitlements. Notably, this includes Bill 163, which would mark the very first amendment to the Maui Island Plan since its enactment 14 years ago.

By updating regional plans and expediting land-use approvals, county leaders aim to significantly trim development timelines and bring much-needed housing options to local residents.
