Maui October Market Report 


Since April, the average days on market have steadily increased to 102 days for single-family homes and 123 days for condos. This slower pace directly correlates with lower sales activity, leading to a slight decrease in median sales prices, partly due to increased negotiating power of buyers.
 
SINGLE-FAMILY HOME TRANSACTIONS
While fall is typically Maui’s slowest season for real estate, it’s often seen as an ideal time for serious buyers to enter the market. This advantage is reflected in the fact that 60% of homes sold below their list price, with an average reduction of 6%.


CONDOMINIUM TRANSACTIONS
Fueled by lower median sales prices, total sales rose from 50 units in September to 64 in October. Most of this recent boost has come from lower-priced condos, particularly in the South Maui market area.
