To end the year, the Maui real estate market showed signs of life as days on market for both single-family homes and condos decreased by nearly two weeks. A faster pace of sales indicates increased buyer activity and a growing demand for properties. While consumer confidence appears to be strengthening, months of remaining inventory indicates a continuation of an overall neutral or balanced market.
 

SINGLE-FAMILY HOME TRANSACTIONS
A lack of new listings is driving upward pressure on median sales prices as market activity increases. In December, 80% of properties sold on Maui exceeded $1 million. Buyers seeking properties under the $1 million mark will need to focus on areas such as Kahului, Makawao, and Wailuku. 


CONDOMINIUM TRANSACTIONS
Pending condo sales, a forward-looking indicator, continue to show increased activity heading into the New Year. However, for the third consecutive month, new listings have outpaced sales. With abundant inventory, buyers are expected to remain in control of the condo market, keeping price appreciation flat or minimal in the near term.
