Market Update

It’s no mystery that COVID-19 has deeply affected Hawaii tourism along with virtually every other area of our lives. Be that as it may, there are still some bright spots on the horizon with travel restriction eased to the point where we have been able to welcome thousands of tourists back to the islands. Referencing the graph below, we can see that although the number of tourists traveling here isn’t even close to the numbers we saw around this same time in 2019, there has still been a noticeable increase.

One thing that we have covered many times in this newsletter as well as in blog posts is the remarkable stability of the Maui real estate market. Even with new inventory shrinking, the number of pending sales and the median sales price of homes and condos continues to rise. Now imagine how much busier real estate might be once tourists return to Maui in numbers similar to what they were Pre-COVID-19.  

 

The reasons we are seeing a resurgence in sales despite the low visitor numbers are as follows:

  • Interest rates are hovering near historic lows.
  • Buyers have become accustomed to buying real estate based on photos, videos, FaceTime, etc.
  • Mainland buyers who can work from home are choosing Maui as a better place to live.   
  • For many people, Maui represents a suburb of the mainland with the benefits of lower density, less crime, fewer cases of COVID-19, plus all the natural beauty and idyllic weather Maui offers.
