2022 Market Summary
Coldwell Banker Island Property is the industry leader in Maui real estate and has compiled an amazing summary of data, organized by neighborhood districts across 3 islands-Maui, Hawaii Island, and Kauai. The summary compares 2022 market performance with 2021 and gives perspective on the market direction for 2023.
Although 2022 saw fewer sales across all sectors of our market and slightly longer average days on market-especially in the second half of the year, median values for homes and condominiums actually climbed in 2022 compared with 2021.
Compared with many mainland markets, our cooling was moderated due to low inventory and fewer new listings. Median home values rose by 13% and condos increased by 20%, and although we witnessed a greater number of price reductions this year, 20% of sales still closed at or above their asking price.
