Market Update
The housing market is expected to pick up moderately in 2017 despite higher mortgage rates. According to Lawrence Yun, Chiet Economist for the National Asosciation of Realtors, existing home sales are expected to increase 2% to 5.5 million in 2017. He also comments that steady job and pay gains will result in an overall pick up in home sales this year.
The Maui real estate market tracks most closely with what is happening in West Coast markets such as California, Oregon, and Washington, all of which, are still appreciating nicely. Western Canada has also been a factor in the past, but somewhat less so now their dollar has fallen over 25% in recent years. In fact, Canadians are more often Sellers in today's market.
One area of our market which is very strong is the low end condo and residential market which is being bought up by locals who find it cheaper to own than to rent due to the very tight rental market and low interest rates.
If you are looking for a deal on a luxury second home or vacation condo, it is a good time to make an offer. There are more and more motivated Sellers as this segment of the market has slowed considerably in the last few years.
