Maui has a wide variety of climates and uniquely defined communities. UpCountry is one of those areas that is uniquely Maui. As implied in “Up”Country, this region is characterized by a number of towns, villages, rural residential settlements and open space on the western face of Mt. Haleakala. Including are Kokomo, Haliimaile, Makawao, Olinda, Pukalani, Kula, Keokea, Ulupalakua, and Kanaio. They are situated between the 1,000 and 4,000 elevation mark on the mountain and provide a very wide range of housing types and styles.
UpCountry provides residents an alpine living experience within a relatively short drive to world famous tropical beaches and the island’s commercial core. UpCountry can be as much as 20 degrees cooler than Kahului. That means that central heating systems make sense and some type of heating device is necessary in the winter months. The range of quality of housing UpCountry is wide open, from rustic farming cottages to luxurious mansions worth millions. Likewise, lot sizes can run from a standard cookie-cutter 6,000 square-foot lot in Makawao or Haliimaile to many acres in Kula.
Because of its cooler, pleasant living conditions, UpCountry homes are competitive. Kula homes sit at the apex of the UpCountry market, because their higher elevation accents the alpine experience and gives those with good views clear line of sight across the center of Maui from its North to its South Shores. Makawao, Pukalani, and Haliimaile tend to be more “working class” communities with smaller lots and more basic housing. That’s typically where a young family would look to purchase their first home.
