Potential Path Forward with H-3 and H-4 Zoning
There is strong momentum within the Maui County Council to protect established, resort-style properties. A Temporary Investigative Group has formally recommended that Maui Vista be rezoned into a new H-3 or H-4 Hotel District. If adopted in 2026, this change would allow Maui Vista to continue operating legally as a short-term rental property on a permanent basis.
What This Means for Buyers and Owners
While the 2031 deadline remains the current baseline, ongoing rezoning efforts and legal challenges make this a rapidly changing situation. Buyers are strongly encouraged to work with a knowledgeable local team that closely tracks county council discussions and policy updates.
